- The 8-GW AI Campus Model: Land, Power and Shell Become Strategic Resources
Article
NVIDIA and SB Energy announced a major infrastructure arrangement at the PORTS-Pike Technology Campus in Ohio. The initial plan covers 4.25 IT gigawatts of AI-factory capacity, with an option for an additional 3.75 IT gigawatts. OpenAI is identified as the customer for the potential 8-IT-GW deployment, while SB Energy will build, own and operate the data-center infrastructure under a 20-year lease.
A particularly important feature is NVIDIA's role in securing land, power and shell capacity. The announcement shows that the competitive bottleneck for frontier AI is moving beyond accelerators. Large AI deployments require enormous amounts of grid capacity, developable land, substations, buildings, cooling systems, network connectivity and long-term contractual certainty.
This model also illustrates a division of roles that may become more common: an infrastructure owner develops and operates the site; a major AI customer commits to long-term capacity; and a technology provider supports the compute ecosystem and helps secure critical infrastructure capacity.
For AI data-center developers, the lesson is clear. A credible power-delivery schedule and a bankable anchor tenant can be more valuable than announcing a very large theoretical capacity. Phased expansion, contractual power milestones and modular data-hall design can reduce execution risk while preserving long-term scale.
